Commercial Glass Maintenance Checklist for Property Managers

A seasonal checklist for property managers: inspect storefronts, door hardware, insulated glass, sealants, skylights and railings to prevent costly emergency repairs.

Commercial Glass Maintenance Checklist for Property Managers

Glass and entrance hardware are among the most visible and most used parts of any commercial property. A simple inspection routine catches problems early, keeps tenants happy and avoids expensive emergency calls.

Monthly

  • Open and close every entrance door: check closing speed, latching and locks.
  • Look for cracked, chipped or scratched glass, especially near door handles and at sidewalk level.
  • Test panic hardware and ADA push buttons.
  • Check automatic doors for smooth operation and working sensors.

Every season

  • Inspect insulated glass for fog or condensation between panes.
  • Look for missing or shrinking gaskets and cracked perimeter sealant.
  • Clear weep holes at the bottom of storefront and curtain wall frames.
  • Check skylights for leaks after heavy rain.
  • Inspect glass railings for loose fittings or chipped edges.

Every year

  • Have a professional adjust closers and pivots and lubricate hardware.
  • Review security needs: consider security film or laminated glass at vulnerable openings.
  • Plan budgets for aging storefronts and failed IGUs.
